About Your Lease

Lease lot rent is 2.5 percent of the county assessed market value of the land only.

Minnesota Power bills leaseholders for property taxes twice a year, in April and September.

County Specific Information

Minnesota Power is making some changes regarding the delivery of county tax statements. Starting in 2017, St. Louis County will mail all tax-related documentation regarding the lease lot directly to the mailing address we have on file. All of these notices are for informational purposes only; please do not pay St. Louis County. If you have questions regarding these notices or the valuations, contact your county assessor.

Minnesota Power does not keep copies of this information, so please keep your tax statements. You also can find tax information on county websites.

At Minnesota Power's discretion, you may transfer your lease. If you are selling, please make sure your real estate agent is aware that your lot is a leased lot and to contact MP ShoreLand immediately after a purchase agreement is signed. Please contact our office to initiate this process.

All shoreline and earth-disturbing work, construction and utility work require a completed Minnesota Power Construction and Earthwork Request Form, also called a CERF. In addition, federal, state, city, township or other agency permit applications and approvals may be necessary before a project begins.
